What should I consider when choosing to let a property?
Location, overall size and spaciousness, rental standard, rental income and outgoing costs, overall image, paint colour, light, clean and clutter free, clear gardens.Quality management makes residential letting a successful investment.

What to do if your property is mortgaged?
You need to inform your lender of your rental intention and check acceptance.

How to deal with maintenance issues?
Maintenance is the landlord’s responsibility, generally minor issues such as replacement electrical items.

Furnished or unfurnished?
Most tenants choose the un-furnished property as they like to use their own furniture to make property their own.Also, for the landlord saving extra expense and regulations in safety certificates for electrical appliances and furniture such as sofas, etc…

What are the Landlord’s responsibilities?
You are responsible for providing a gas safety certificate for the property.Also, since Oct. 2008, the legal requirement for any property advertised for rental must hold an Energy Performance Certificate. Copy given to the tenant.All properties must have at minimum a visual electrical safety check carried out. This will make sure the property is up to a safe standard, picking up any works needed before rental, usually this is updating plug sockets, fuseboards, etc…
It is strongly advised that smoke detection is fitted. Also, fire extinguishers and fire safety blankets are a good idea. This forms part of the safety equipment pack.

Service bill at the rented address for example TV, electric, gas and water — this also includes council tax when it comes to a student let, if all students are exempt then there is no council tax bill at the property, on empty properties council tax is exempt for up to six months.The tenant is responsible for the connection or disconnection of any telephone or internet/TV packages at the rental property.

What is a multi-occupancy property?
A property that is spread over three floors or more and will be occupied by five people or more, sharing comunal areas such as kitchen’s bathrooms. In this case your are required to gain a license from the local authority (council).

What are the obligations for a multi-occupancy property?
It is law that in multi-occupancy properties smoke detectors must be electronically linked between floors.

Any recommendations for vacant properties?
We recommend that if you have a vacant property for a large period of time in the winter months that you leave the heating on to avoid the risk of mould growth due to condensated damp.

How can I regain possession?
It is the landlord’s choice at the end of the tenancy whether to renew or to take possession of the property (we will discuss this with you in plenty of time before the tenancy comes to an end).
